How to Decide Whether to Buy or Build a House

How to Decide Whether to Buy or Build a House

You want to move into a new house but are troubled by the decision of whether to buy, or to build. It’s not an easy decision to make, and there is no universal solution because priorities differ from individual to individual. Let’s take a look at the pros and cons of both.

Pros of building your home

  • When you buy materials locally, you can often get a discount on materials; if you’ve hired a building contractor in Kannur, they will get discounts as they are usually regular clients of those vendors, and buy in bulk.
  • You can choose the materials that you want – like if you want eco-friendly or hypoallergenic paints, or the best in class tiles, cement, steel, fittings, and so on – it is possible. You can even choose to build it as a completely ‘green’ house, with maximum rainwater harvesting facility, natural building materials, and so on.
  • You don’t have to worry about what might need repair – everything is brand new, and won’t require maintenance for some years to come. No worries about cracks in the walls, strength of the foundation, condition of the roofing, plumbing, wiring and so on.
  • You can design it exactly the way you want it, in terms of the number of rooms and bathrooms, size of each room, layout, car parking facilities, gardens, and so on. You can decide everything – the placement of light fixtures, fans, whether you want a bathtub in the bathroom, or a huge rain shower with body jets – you can customize it to your heart’s content.

Cons of Building

  • You have to wait till it is constructed; super efficient property developers in Kannur can build your dream home in record time, but if your requirement is urgent and immediate, you may have to buy.
  • Cost of building may go out of your planned budget; non-availability of materials, strikes, unexpected money crunch from your end can cause delays, and delays almost always mean more expense. Material cost could suddenly increase due to external factors too.
  • You may need to spend a lot of time and effort overseeing everything, especially when it comes to the final stages.
  • You may have to look for temporary accommodation for the duration of the construction.

Pros of Buying

  • You can simply move into your new home once the deal is final.
  • There’s no waiting period, or running around, unless you’re redoing the interiors completely
  • If you’re particular about living in a specific neighborhood, land may not be available there, but a house may be available for sale.

Cons of Buying

  • The layout of the house may not be the way you need exactly, neither will the number of rooms be; the flooring may not be to your liking, and it’s difficult to change that. The ventilation may not be the way you want, and so on.
  • You may need to conduct repairs within a short time
  • You may have to spend a whole lot of time, money and effort in redoing the interiors because they were not at all to your taste. This could include the light fixtures, paint, and so on.

Eventually it all boils down to convenience versus customization; whatever it is that you need more, your decision of buying or building, will be influenced by this factor – and of course, the cost. Work out which will be less expensive, unless of course, money is no object!
